If Canadian Lenders were Cars: BMO

We’re continuing our lender review series here at Redkey Mortgage, where we’re giving each major lender in Canada an automobile comparison. We’ve already reviewed Scotiabank and Manulife in episodes one and two, but in our third installment, we’re taking a closer look at the Bank of Montreal.

BMO is a Big Five bank, which means they naturally fit into a major automobile manufacturer class. But which one? They don’t quite have the off-road capabilities or niche borrower f lexibility that Scotia and Manulife offer, but they do have their own strengths.

Think the front-wheel-drive version of the Nissan Rogue. The Rogue is comfortable, reliable, offers strong value, and what you see is what you get. Those are the same words that come to mind when I think about the Bank of Montreal.

Founded in 1817 in — I’m sure you guessed it — Montreal, Quebec, BMO is Canada’s oldest bank. They hold roughly 8% of Canada’s mortgage market, about 5.5% less than the next closest Big Five bank.

After leaving the broker space for about 16 years, they returned in January 2024, saying they were ready to rebuild the relationship.

So, what do they do well? First, BMO does have niche lending programs, including enhanced options for medical professionals like physicians and dentists. These programs project future income for residents and new professionals.

Second, they offer cashback promotions that can help with closing costs, moving expenses, or furnishing a home. They aren’t always available, but when they are, they can make a meaningful difference.

Third, their 130-day rate hold. Most lenders offer 120 days, so those extra 10 days can be beneficial in some situations. Unlike TD and Manulife, which have opted to outsource their underwriting on the broker channel, BMO has followed a different model, which should allow them to offer better service and scale more quickly.

Negatives: Like all big banks, you need to watch out for their payout penalty calculations, especially for longer fixed-rate terms. And we’re not a fan of the Smart Fixed Rate mortgage, which can include a sale clause.

But bottom line, BMO is a reliable, affordable, practical SUV that offers solid value in the market. It may not be the flashiest choice or the most specialized, but for many Canadians, it’s a dependable option that delivers exactly what you expect from it.
